In parts of south Cook, the annual tax bill on a modest house can exceed what the same house would pay in a north suburb worth twice as much. That drives two things: retail buyers get squeezed out of approval by the escrow payment, and long time owners fall behind on taxes without ever falling behind on a mortgage.

Will County versus Cook County

Crossing from south Cook into Will changes the tax math, the buyer pool, and the closing process. Joliet, Bolingbrook, Romeoville, and Plainfield have newer stock and stronger retail demand, and in a lot of those cases listing is the better answer. We will say so.

South Cook has older stock, more vacancy, more absentee ownership, and more houses that have sat empty long enough to need everything. That is where a cash buyer is genuinely the right tool.
