One house, two attorneys, and one date everybody can agree on.

A listing turns the most private thing in your life into a public process with a sign in the yard, strangers walking through on weekends, and a closing date nobody can predict. A cash sale is quiet, and it produces a fixed number on a fixed day, which is usually what the marital settlement agreement needs.

Certainty is the point

In a divorce, the problem with a listing is not usually the price. It is that a listing produces a range of outcomes across an unpredictable timeline, and neither side can plan around a range. A cash offer produces one number and one date, which makes it something the attorneys can actually write down.

We are happy to provide the offer in writing directly to both attorneys, and we do not communicate with one party about the other. If a court has to approve the sale, we will wait for the order.

Privacy

No sign, no MLS listing, no photographs of your house on the internet, no open houses, no neighbors asking questions. One walkthrough by one person, and then a closing at a title company.

When one spouse is still living there

Very common and not a problem. We set the closing date around the move, and we can build in a short post closing possession period if that is what makes it work. Take what you want and leave the rest, which in a divorce is often a genuine relief.

Questions we get about this.

If yours is not here, call. We answer these all day.

Do both of us have to sign?

If you are both on title, yes, or the court has to authorize one of you to sign. We work with whatever your attorneys and the court require.

Can you send the offer to our lawyers?

Yes, and we would rather. We will send the same written offer and the same comparable sales to both sides.

What if the court has to approve the sale?

We will wait for the order. Our contracts can be made contingent on court approval so nobody is forced to close early.
