You need this house sold by a specific date.

A transfer with a start date, a lease that begins on the first, a closing on the next place that you cannot move. When there is a hard date on the other side, the risk in a listing is not the price. It is that a retail buyer's financing falls through in week seven and you are carrying two housing payments.

Pick the date first, then work backward

Tell us the date you need to be out and we build the closing around it. Seven days if you are already late, ninety if you are planning ahead. We can also close before you move and give you a short possession period after closing so you are not paying for two places at once, or moving twice.

Downsizing out of a house you have been in for decades

This is its own kind of hard, and it is rarely about money. Forty years of belongings, a basement that has not been sorted, and a house that needs work you are not going to do at this stage. Take what you want. We clear the rest, including the things nobody wants to deal with, and there is a $500 credit toward movers at closing.

If you are moving into a senior community or in with family and the timing depends on their availability, say so early. We can hold a date and we can move it if theirs moves.

The out of state owner

If you have already moved and you are managing a Chicago property from another time zone, you can do this entirely remotely. We walk the property, send the offer, and close by mail or with a remote notary where Illinois allows it.

Can I close after I move out?

Yes, and that is the most common arrangement. You can also close first and stay for a short period after, which some sellers prefer.

How late can I change the closing date?

Push it out and we will almost always accommodate. Pulling it in depends on title. Tell us as soon as you know.

Do I have to be in Illinois to close?

No. Out of state and out of country sellers close on Chicago property regularly, by mail or with a remote notarization where it is permitted.
