We buy houses in Berwyn, bungalows and two-flats included.
Berwyn is about twenty minutes from our Elmhurst office, and it is the most consistent housing stock we buy in anywhere: block after block of 1920s brick bungalows, with two-flats filling in between. Consistent stock means the problems arrive on a schedule, and this year a lot of Berwyn owners are looking at a reassessment notice and doing the arithmetic.

What we see in Berwyn
Most of Berwyn went up in a single building boom between about 1915 and 1930, and the result is one of the densest concentrations of Chicago style brick bungalows anywhere. They were built properly, with solid masonry, oak trim and full basements, and that is exactly why so many of them are still standing with their original everything.
A century in, the pattern is always the same. An undersized electrical service, galvanized supply lines, a boiler that has been nursed along for thirty years, a roof on its second or third layer, and a basement that was finished badly in the 1980s. Any one of those is a normal repair. All of them at once is a number larger than what the repairs add back, and that is the point where a retail buyer's lender stops being willing to finance the house at all.
We buy at exactly that point, on purpose. You do not have to fix anything, clear anything out, or let strangers walk through the house on a Sunday afternoon.
2026 is a reassessment year here, and both appeal windows have closed
Cook County reassesses on a three year cycle, one third of the county at a time. The City of Chicago was last reassessed in 2024 and the north suburbs in 2025. 2026 is the south and west suburbs' year, and Berwyn is in it: the Assessor dated Berwyn's reassessment notices 20 May 2026.
Both windows to argue with that number have now shut. The deadline to appeal to the Assessor was 6 July 2026, and Berwyn's Board of Review window closed on 29 September. If the envelope arrived in May, went on the counter and stayed there, that decision has effectively been made for you.
Worth being precise about what it does and does not mean. A new assessment is not a new tax bill on its own. It sets your share of what the local taxing bodies levy, and Cook County bills a year in arrears, so the bill in front of you now still reflects the old number and the new one lands later. That lag is why a reassessment shows up in people's plans a year after the notice rather than the week it arrives. If it is going to change your plans, being early is worth more than being right.
Two-flats, tenants, and buyers who cannot finance them
Berwyn has a great many brick two-flats, and they are the hardest thing to sell on the open market here. A retail buyer wants a house to live in. An investor wants a clean rent roll and a building that will appraise. A two-flat with a long-tenured tenant paying under market, a decade of deferred maintenance and no recent paperwork satisfies neither of them, so it sits.
We buy them occupied. You do not have to empty the building, give anyone notice, or get the leases tidy first. Bring us whatever paperwork exists, including none. Whatever notice and deposit rules apply to the building become ours at closing rather than something you have to work through before you are allowed to sell. More on selling with tenants in place
The local mechanics
Berwyn requires a transfer stamp before a property changes hands, and the City Collector sells them at City Hall during business hours, up to half an hour before closing. The city puts that last detail in writing, which tells you how often people cut this too fine.
Several west Cook municipalities want more than the stamp itself before they will release it: a final water reading, a clear account, in some cases an inspection. The order those happen in is usually what decides whether a closing lands on the date you picked or two weeks after it, so we confirm exactly what Berwyn requires for your address before we commit to a date, not after.
We cover the seller's side of the stamps and the title company's fees. If you want to see how the state, county and municipal layers stack up on your price, work it out on the transfer tax calculator
Our honest read on Berwyn
Berwyn's bungalows were built to outlast their owners, and a great many of them have. If yours has been kept up, list it, and we will be the ones telling you so. If the systems all came due in the same few years, or there are tenants in a two-flat and a reassessment notice on the counter, a cash sale here is not the lazy answer. It is the one that actually closes.
Questions we get from Berwyn sellers.
Do you buy houses in Berwyn?
Yes, and regularly, because Berwyn is about twenty minutes from our office in Elmhurst. We buy bungalows, two-flats, estates and vacant houses, in any condition, with our own funds. No listing, no showings, no repairs and no fee to find out what we would pay. One address and one walkthrough is all it takes to get a number in writing.
How fast can you buy my Berwyn house, and what does it cost me?
A written offer within 24 hours of getting your address, and a closing in as few as seven business days once title comes back clean. Fourteen is more typical, because title is almost always the limiting factor rather than us, and if you need sixty or ninety days instead you pick the date and we hold it. It costs you nothing: no commission, no listing fee, no administrative fee, and we cover the seller's side of the transfer stamps and the title company's fees.
Will you buy a Berwyn bungalow or a two-flat that needs everything?
Yes, including with tenants still in it. A century-old Berwyn bungalow with its original electrical service, galvanized supply lines and a boiler on borrowed time is the normal case here rather than a disqualifier, and it is most of what we buy. The same goes for a two-flat no lender will touch. Leave what you do not want in the building and take what you do.
My Berwyn assessment changed this year. Does that affect selling?
2026 is Berwyn's reassessment year. The Assessor dated the notices 20 May 2026, and both appeal windows have now closed, the Assessor's on 6 July and the Board of Review's on 29 September. It does not change what we offer, because we price the house rather than the tax bill. What it changes is your carrying cost from here, since Cook County bills a year in arrears and the new number lands on a later bill. If that is the thing driving the decision, say so and we will put the real proration in the comparison instead of an estimate.
Who handles the Berwyn transfer stamp?
We do, on a sale to us, along with the title company's fees. Berwyn does require a stamp before a property changes hands, and the City Collector sells them at City Hall up to half an hour before closing, which is finer than anyone should cut it. We do not quote municipal rates in prose, because they change and a wrong number in a tax figure is worse than no number at all. Would I get more by listing my Berwyn house instead?
Sometimes, and we will tell you when. Berwyn has genuine retail demand, and a well-kept bungalow that would appraise can net more on the open market even after commission. Where that breaks down is when the repair list drops the house below what a lender will finance, or when there is a tenant in place. At that point the only buyers left are cash buyers anyway, and the listing just sits while you keep paying to own it. We run that comparison in writing, with the comparable sales, and there is no charge for it.
