We buy houses in Elgin, historic district included.
Elgin has some of the most interesting housing stock in the region and some of the most expensive to maintain. Victorians and turn of the century frame houses near the river look wonderful and consume money, and that gap is where most of our Elgin calls come from.

Old houses are a different kind of problem
A 1900s Elgin house with original windows, knob and tube in part of the building, a slate or multi layer roof, and a foundation that has moved is not a cosmetic project. Retail buyers who fall in love with the woodwork tend to fall back out of love during the inspection, which is why these listings often go under contract twice before they close.
If your house is a local landmark or sits in one of Elgin's locally designated historic districts, exterior work needs a Certificate of Appropriateness from the Heritage Commission's design review subcommittee before it can be done. That covers more than people expect, including painting, windows and doors, masonry, and replacing a driveway or walk. The city does not charge for the certificate, but it is a review on someone else's calendar, and an approval expires six months after it is granted. Every repair a buyer asks for gets that much slower.
Rentals and small multifamily
Elgin has more tenant occupied single family and two to four unit property than people expect, much of it owned by landlords who are done. We buy occupied, and you do not need to deliver a vacant building or serve notice on anyone. More on tenant occupied property
One thing that catches Elgin landlords out: the city's residential rental license does not transfer with the building. It belongs to the owner, so a buyer has to apply for their own within 30 days of closing, and an unlicensed unit is not supposed to be occupied. A retail buyer discovering that mid contract is a renegotiation. It is simply part of our diligence, and the inspection that comes with it becomes our problem after closing rather than a repair list you have to work through first.
Note that Elgin spans Kane and Cook counties. If your parcel is on the Cook side, the tax treatment, the assessment cycle, and some of the closing mechanics change. We start from the PIN so that is settled before we quote.
The transfer stamp still applies
Elgin requires a real estate transfer stamp before a property changes hands, and the seller is the one liable for it. It is a small step that sits on the critical path, and it is the kind of thing that turns up late in a sale that nobody was managing closely. We handle it as part of the closing rather than leaving it with you. What the state and county charge on a transfer
Se habla espaƱol
A large share of Elgin homeowners prefer to handle something this significant in Spanish. Ask when you call and we will make sure the whole conversation, including the contract walkthrough, happens in Spanish.
Our honest read on Elgin
Elgin splits cleanly. Updated houses in strong pockets belong on the market and we will say so. Original older stock, tenant occupied buildings, and estates are where a cash sale usually wins on net rather than just on speed.
Questions we get from Elgin sellers.
How fast can you buy my Elgin house?
A written offer within 24 hours of getting your address, and a closing in as few as seven business days once title is clear. Fourteen is more typical. If you need longer, you pick the date and we hold it.
Will you buy my house as is, without repairs?
Yes. No repairs, no cleaning, no staging, no showings. Elgin's older stock is a large part of what we buy, and on a turn of the century house a repair quote that exceeds what those repairs would add in value is the normal case rather than the exception. Leave what you do not want.
Do you buy houses in Elgin's historic districts?
Yes, and the designation is not a problem for us the way it is for a retail buyer. Exterior work on a landmark or a house in a locally designated district needs a Certificate of Appropriateness first, which adds a review step to every repair. We price the house as it stands and take that process on ourselves.
Can you buy a rental with tenants still in it?
Yes, occupied, month to month or on a lease, and we take the lease as it stands. You do not serve notice, run an eviction, or deliver the property vacant. Elgin's rental license does not transfer with the building, so we apply for our own after closing and the inspection that comes with it is ours, not yours.
What if I am behind on property taxes?
Common, and workable, but it runs on a deadline. Once a parcel has been through the annual tax sale there is a redemption period, roughly two and a half to three years in Kane County, and the tax buyer can begin deed proceedings in the last six months of it. Costs get added to what you owe as that goes on. The Kane County Clerk can give you an exact estimate of redemption, and the amount comes out of the proceeds at closing rather than out of your pocket. Call early rather than late.
My house is in Elgin but on the Cook County side. Does that change anything?
It changes the tax and assessment side rather than whether we buy. Elgin spans Kane and Cook, and the two counties run different assessment cycles and bill differently, which affects how the taxes prorate at closing. We start from the PIN so we know which set of rules applies before we give you a number.
